A Budding Tech Future

As NAFTA negotiations drag on to an unclear resolution, the Tijuana economy — and its commercial real estate market — faces uncertainty, something no business exec likes. A crippled or dead NAFTA seems like a grim prospect, since the trade pact has probably done more to grow the local economy than anything else since the 1990s.

On the other hand, barring a trade catastrophe, Tijuana's longer-term prospects are solid as it integrates into the world economy not just as a manufacturing hub, but also as a budding outpost of the knowledge economy.

Report: U.S. Deal Volume Cools In Q2 — This Is How The 5 Core Sectors Fared

In a sign that the market may be cooling, commercial real estate transaction volume came in nearly flat in the second quarter of the year, with sales up 1% to $118.1B in Q2 year over year. Year-to-date commercial asset sales reached $233.3B, according to data from Real Capital Analytics.

“Flat is not necessarily a bad thing,” RCA Senior Vice President Jim Costello said, adding that in 2015 the market slipped and many awaited the inevitable correction, but it never came. “They kept waiting and it didn't happen, and now volume has sort of stabilized. Every down cycle has some characteristics that are the same, but every one is different. What we're going through now is something unique, and it's tied to all of the factors involved in the market today.”

The San Francisco Bay Area remains the premier region in the U.S. for tech talent, even though the cost of living and office rents continue to rise, according to CBRE's 2018 Scoring Tech Talent report.
