Office, R&D Users Turn To Milpitas, North San Jose For Cheaper Rent, More Options

As rents rise in San Francisco and the Peninsula, office tenants have started to turn their attention to North San Jose and Milpitas. These markets have cheaper rent and a variety of offices available to meet the needs of not just tech, but also manufacturing and R&D users. These markets are now experiencing a surge in investment, development, tenant improvements and leasing activity.

Brokers Don't Need To Be Worried About WeWork's New Leasing Business (Yet)

When a business with the size, money and ambition of WeWork comes onto your patch, you sit up and take notice. 

That is why the leasing brokerage community was all ears at the news that the flexible workspace giant had launched a new division, WeWork Space Services, which would provide leasing advice to small and midsize enterprises leaving WeWork space and moving into office space outside of its portfolio. 

The service is not a brokerage, WeWork insists. But in providing advice to tenants on their general leasing needs, it is clearly moving into the tenant representation world.

This series profiles men and women in commercial real estate who have profoundly transformed our neighborhoods and reshaped our cities, businesses and lifestyles.

Melissa Gliatta is the chief operating officer at Thor Equities, although in a different life she would be teaching verbal communication skills to teenagers. 

Gliatta has been working for Thor CEO Joe Sitt — whom she describes as her greatest mentor — for more than two decades. She joined Ashley Stewart, a plus-size women's clothing company and lifestyle brand Sitt previously owned, in 1995. She became a vice president at Thor in 2003, and was promoted to executive vice president in 2010. Two years ago, she was named COO of the firm and now oversees assets within Thor's North American, Latin American and European portfolio.
