As One Peninsula City Reinvents Its Downtown, Another Wants To Keep Its

With over 1,800 housing units in the pipeline, South San Francisco is quickly adding more housing and re-creating its downtown corridor to provide a more transit-oriented environment. Up and down the San Francisco Peninsula, cities are adding more transit-oriented housing to catch up with ongoing demand for housing in San Mateo County.

One of the industry's leading PropTech accelerators, MetaProp NYC, closed its second real estate tech venture capital fund Tuesday at $40M. 

The MetaProp Ventures II L.P. fund pooled money from a sweeping number of commercial real estate industry bigwigs, including Altus GroupPGIM Real EstateRXR and global brokerages CBRECushman & Wakefield and JLL's PropTech division JLL Spark — all of which are limited partners in the new fund. Combined, the limited partners account for 15B SF across every asset class worldwide, giving startups a wealth of potential contacts to pilot and test their platforms.

Hotels And Hot Rods: Hoteliers Embracing Niche Brands For Millennial Travelers

When Solis Hotels & Resorts built its newest luxury hotel in Atlanta, it was always going to feature Porsches, from historic pictures in the lobby and rooms to actual sports cars dotting the property. Even the building's address reflects the luxury car company: Two Porsche Drive.

That might have been expected for a luxury hotel directly connected to Porsche's North American headquarters, which includes a test track where customers can take Porsches for a spin. Castleton-Condra developed the hotel for the global flag, which just opened in November.

40-Foot Ceiling Heights: The Feature No One Really Wants?

Warehouse ceilings may be reaching farther into the sky, but it is not necessarily because tenants are demanding it.

“We are building 40-foot clear [ceiling heights]. We have not had a tenant to date utilize that,” Core5 Industrial Partners Managing Director Lisa Ward said.

Developers have been raising ceiling heights and overall warehouse sizes for the past few years, especially as companies rely further on e-commerce to drive sales. Between 2012 and 2017, the average warehouse was 185K SF, 143% larger than the typical warehouse built between 2002 and 2007, according to a recent CBRE report. On top of that, ceiling heights climbed 4 feet to an average of 32.3 feet in the same period.
