Special Report: How Chinese Investors Can Find Long-Term Success In US Real Estate

 

How are Chinese assessing US real estate investing? What kinds of investment approaches are they considering or discarding? This week, one of China's leading business magazines, Caijing Magazine, published an article, in Chinese, written by a native New Yorker, Peter Fuhrman, who runs China-based investment bank China First Capital. He advises some larger Chinese investors on US real estate purchases and dispositions. Fuhrman first went to China as a grad student in 1981. He wrote the article together with his company's COO. 

Fuhrman (below at a Grand Prix event in Beijing) provided Bisnow with an English version, which follows below. It may prove helpful to US market participants struggling to understand how, where and why the Chinese invest in US real estate, what Japan's sour experience shows, and areas where Chinese money will likely now begin to target. Though Rents Continue To Rise, Q2 Office Markets Are Cooling

As we progress into the second half of the year, a recent Cushman & Wakefield report says tenant demand is slipping and office markets are slowing down. But the brokerage says despite the drop in tenancy, rents jumped to their highest growth rate in seven years.

“Rents have continued to increase with new expensive space coming to the market and new construction coming in at a higher price point. At the same time, the more popular submarkets have continued to tighten to some extent,” Cushman & Wakefield regional director Robert Sammons tells Bisnow.
