This week, we chatted with Voit’s Orange County executive managing director Mark Read, who tells us North County industrial is the most active market right now, particularly buildings between 10k and 20k SF. Last year, Voit’s OC brokers did 250 industrial leases totaling 4M SF, and repped the buyers in $113M worth of industrial investment sales and the sellers in $125M worth of sales. He says the industrial property vacancy rate has been gradually decreasing “to where much of the county is actually getting pretty tight.” He pegs it at 4.87%, the lowest since 1Q '09. (By comparison, office is at 15.34%.)

We snapped this of Dan Vittone, Alan Pekarcik, and Bob Voit at their forecast last year, but we bet they’re wearing even bigger smiles now—the firm was honored with two CoStar Power Broker Awards as a top sales firm and top leasing firm in Orange County. Besides Dan and Alan, Voit’s top producers in OC include John Harty, John Griffin, Doug Killian, Kevin Turner, and Mike Hartel in Irvine, and Rob Socci, Mitch Zehner, Seth Davenport, and Mike Hefner in Anaheim. In his spare time, Mark’s hobby is tuna fishing: He’s hoping this year the albacore and yellowfin come into SoCal. “The last two years have been slow, not unlike the leasing market.”
