Can "Build it and they will come" ever be true outside of fantasy baseball movies of the '80s? If the demand is there, yes—like it is for OC industrial properties. Panattoni Development Co partner Stephen Batcheller (catching fish, when he isn't fishing for tenants) tells Bisnow the sales and leasing activity at the first and second phases of the company's Anaheim Concourse project was so strong that Panattoni's bringing forward the third phase. "The pent-up demand is there for modern, high-image industrial facilities," he says.

The Anaheim Concourse is a master-planned industrial development on 100 acres with more than 1.3M SF of space; the first phases were completed last fall. Phase 3 includes six industrial facilities ranging in size from 33k SF to 132k SF. Alston Construction is building the LEED-certified structures, which will be completed by Q4. CBRE's Brad Bierbaum, Brian DeRevere, Ryan Peterson and Tom Caplan are repping Panattoni in the leasing.
