Lenders are also eager to get into the creative office game in Orange County, Transwestern's Robert Murphy tells us. Recently Robert, along with colleagues Gary Limjuco and Steven Orchard, arranged equity and debt financing for Harbor Associates' 14201 Franklin Ave (which was featured last week in Bisnow). The current supply and demand imbalance for creative space in Orange County means that owners of creative projects are achieving rent premiums of 20% above traditional office rents.
