Eugene Preston is a Partner of Dermody Properties based in Chatham, NJ. He is responsible for all land and building acquisitions, build-to-suit projects, development activities, and asset management in the Eastern United States. Previously, Mr. Preston was Managing Principal at Woodmont Industrial Partners, LLC responsible for the company’s acquisitions and operations. Prior to forming Woodmont Industrial Partners he was Senior Vice President at Prologis where he directed development and acquisition activities the company’s Northeastern Region which included New Jersey, Pennsylvania, Maryland and Virginia. Mr. Preston has also held senior management positions at Higgins Development Partners and Rockefeller Group Development Corporation. Collectively, Mr. Preston has developed or acquired over 14.5 million square feet of industrial space. Mr. Preston is a long time Trustee of the New Jersey Chapter of NAIOP and currently serves as the chapter’s Vice President of Public Affairs. He is a member of NAIOP’s Industrial Development V National Forum. He is New Jersey Licensed Real Estate Salesman and is a member of SIOR and it’s New Jersey Chapter. Mr. Preston is a long-term supporter of the Boy Scouts of America and currently serves as the Charter Organization Representative for Troop 1 in Mendham, NJ. Mr. Preston holds a MBA in Finance from New York University and a B. S. in Accounting from West Virginia University.

Peter Polt is an Executive Vice President at J.G. Petrucci Co., Inc. and is responsible for the company’s acquisition and development activities in New Jersey and Eastern Pennsylvania. Peter possesses over 15 years of turnkey real estate development experience managing over $750MM worth of transactions and investments for a wide array of real estate asset classes. As an Executive Vice President, Peter is responsible for all aspects of the real estate development process including site selection, acquisition and disposition, strategic and financial planning, investment analysis, lease and contract negotiations, land development approvals, construction management, business development, and community relations. Peter has previously worked for CBRE directing the company’s industrial project management platform in the Northeast and Mid-Atlantic region. Peter also served as a project manager for Pennoni Associates Inc. in their Geotechnical Engineering Division. Peter received his Bachelor of Science in Geology, with honors, from Hobart College and obtained his MBA in Finance from Lehigh University.

Mr. Chagares is a founding member of High Street and serves as its Chief Executive Officer, with responsibility for the overall management of the company, its funds, capital strategy and investment activities. Mr. Chagares has been active in commercial real estate investment, development and management for over 28 years. Prior to forming High Street in 2002, he spent 17 years with the Trammell Crow Company where he was a member of the company’s Operating Committee, serving as a partner in Washington, DC and later as Senior Managing Director in Philadelphia where he directed the company’s development, investment and global services activities. Mr. Chagares holds a BA degree from Miami University (Ohio) and a JD degree from the Ohio State University College of Law. Mr. Chagares is a member of the High Street’s Management and Investment Committee.

Michael is an Executive Vice President with the Capital Markets | Institutional Properties team in Philadelphia, Pennsylvania. He has over 30 years experience in commercial real estate specializing in the sale of Industrial properties for institutional clients, real estate developers, as well as advisory services for corporate real estate clients. Michael has consistently been a top producer in investment sales, representing some of the country’s largest corporations, pension fund advisors, banks, developers and REITs. In 2015, Michael (and team) sold 31 Industrial properties, 45.5 million square feet representing $3.7 billion in total value. Over the past 5 years, Michael has sold in excess of 500 million square feet of Industrial, primarily in NJ, PA, DE and MD. Mr. Cohen has worked in investment real estate since 1997. Since co-founding Endurance Real Estate Group in 2002, Mr. Cohen has spent the majority of his time sourcing new acquisition opportu­nities ($300MM plus since inception), as well as establishing and maintain­ing new relationships with Endurance’s various capital partners and lenders. Mr. Cohen is also an integral part of the asset management team providing leas­ing, financial and marketing oversight for Endurance’s portfolio. Prior to co-found­ing Endurance Mr. Cohen most recently worked for RFR Holdings, a major pri­vately owned development firm based in New York City whose portfolio consisted of over 6 million square feet of Manhat­tan office space. While at RFR, Mr. Cohen worked on Acquisitions and Asset Man­agement, including leasing, recapitaliza­tion and disposition analysis. Prior to RFR, Mr. Cohen spent two years working at Fortis Advisers in Acquisitions and Asset Management with Mr. White. Mr. Cohen worked on the underwriting of development and acquisition deals for joint venture equity financing. Prior to working at Fortis, Mr. Cohen spent two years at Ernst & Young Kenneth Lev­enthal Real Estate Group working as a senior auditor for major development clients such as Tishman Speyer and SL Green Realty. Mr. Cohen received his Masters of Sci­ence in Real Estate Development from New York University and his B.S in Ac­counting from Tulane University. He is a Certified Public Accountant.

As a Partner of KSS Architects since 2000, Ed’s passion is the Architecture of Commerce, designing places that bring people together in the grand endeavor of the economy – places that understand the demands of the emergent industrial economy and anticipate the future of industry. Leveraging 30 years of experience, his work spans from the redevelopment of brownfield sites to complex urban industrial adaptive reuse to the repositioning of mixed-use developments. An expert in designing contextually-sensitive and environmentally responsible architecture, Ed has served as a consultant for the U.S. Green Building Council on its development of sustainable standards for warehouses and distribution centers. Ed is a frequent presenter at national conferences and author of several technical bylines. Ed received his Bachelor of Architecture from the University of Detroit, and is a member of the AIA and NCARB.
