In greater Phillys industrial space, the increase in investor activity has been less dramatic that multifamily, but JLL capital markets SVP Douglas Rodio tells us that hes seeing more out-of-market investors, both private and institutional. Theyre looking to place capital in the Philadelphia CBD and surrounding suburbs as they continue to chase yield and focus on lower price per square foot than in most of the gateway markets, he says. Recently, JLL took the 920k SF North Penn Business Park, an industrial-flex office property in Lansdale and Hatfield, to market.
