This Week’s Philadelphia Deal Sheet: Apartments Open Near Clark Park

A mixed-use apartment complex opened near Clark Park in West Philadelphia, a project that was a decade in the making.

The Linden at 43rd Street and Baltimore Avenue is leasing space, owner Thylan Associates told Bisnow. The New York-based firm began the roughly $20M construction plan for the seven-story, 150K SF project in 2022 and wrapped up construction this summer, a spokesperson for the firm said.

Thylan Associates submitted permits in 2019 to revamp the lot into a multifamily complex with a game room, a fitness center, coworking space with individual pods, and underground parking. The firm enhanced design by Barton Partners by adding other features to the exterior that fit with the neighborhood, said Lenard Thylan, the president and owner of Thylan Associates.

“Clark Park played an integral role in the design of the building to add floor-to-ceiling windows … and something like 75% of the units have a view of the park or of the city,” Thylan said.

One-bedroom units at The Linden start at $1,740 per month. The project also offers duplex-style and other bedroom options. 

The Linden's ground floor is taken up by 19K SF of retail space, 11K SF of which Thylan is negotiating with a potential tenant. The other space could be outfitted for three tenants or a single restaurant, Thylan added.

A permit approval and zoning process that required approval by the Spruce Hill Community Association began in 2013, West Philly Local reported at the time. West Philadelphia-based U3 Ventures was the developer formerly listed on the project.

Fort Worth, Texas-based Escalante Golf bought the Chester County French Creek Golf Club last month, according to the Philadelphia Business Journal. The 18-hole course sits on 235 acres across eight parcels and traded for $2.5M.

DEVELOPMENT

PREIT's Cherry Hill Mall is adding three new retailers in the next year, according to an announcement. Clothing stores Lacoste and Columbia Sportswear will open this winter. Spanish clothing store Mango will open a location at the mall next year.

F1 Arcade will open its fourth simulation racing game and dining center at 1330 Chestnut St. in Center City next year, the firm announced. The 19K SF arcade will feature a simulation Formula 1 game and a bar with cocktails, mocktails and food. Emerging Concepts’ Rob Johnson and Alan Katz secured the location, a former West Elm store, on behalf of F1.

Mural Arts and Bartram’s Garden are collaborating on a project to create a floating observation deck atop the Schuylkill River near the garden, the two nonprofits announced this week. Höweler + Yoon Architecture’s J. Meejin Yoon will create a circular deck that evokes a magnifying glass for people to stand on. The firm is set to begin construction by October on the planned 75-foot deck to be known as FloatLab. It is expected to open in 2026.

Architecture firm Meyer has completed the development of Builders Inc.’s corporate headquarters in Malvern at 514 Lapp Road. The building company left its last location at 4 Raymond Drive in Havertown last year and moved into the new building as it was under construction.

The Philadelphia City Planning Commission announced it has begun to work with community groups on a proposal to update zoning districts in the 5th Council District. The committee is targeting the area from Roosevelt Boulevard to Sedgley Avenue between North Broad and Sixth streets. The update is part of the goals outlined in the 2018 North District Plan.
