Southern Land Proposes For Rent/For Sale Mix at 1911 Walnut
After completing 3601 Market, Southern Land Co is aiming for an encore at 1911 Walnut, the last undeveloped parcel on Rittenhouse Square. Only a few years ago, it might have been a single-use development, but the influx of residents into Center City means that demand is strong for both rental and for-sale residential, Southern Land SVP of development Dustin Downey tells us. "With both rental and purchase opportunities, we provide choice to our prospective residents who will typically be empty nesters and/or working professionals who want to live in this prestigious neighborhood."
As the last opportunity for new space on Rittenhouse Square, "we anticipate heightened demand for living in this part of the city," Dustin adds. "We're in the early stages of the planning process, so the exact product mix of condo and apartment may change slightly before completion." Designed by Solomon Cordwell Buenz, preliminary plans for 1911 Walnut call for a 47- to 51-story residential tower, along with resort-style amenities on the fourth and 34th floors, as well as three floors of retail totaling about 55k SF on Walnut, Sansom and 20th.
