Tractor Supply Is Tip Of The Iceberg
Ask the man responsible for capturing Tractor Supply and he's gonna tell you the tool giant is just the tip of the build-to-suit iceberg. JLL's Bill Honsaker's latest land deal has Tractor Supply developing a 650k SF distribution center inside the 400-plus-acre Central Arizona Commerce Park in Casa Grande, which could add up to 250 jobs. Bill, with Marc Hertzberg and Tony Lydon, brokered for the landlord. In case you're keeping track, in economic development circles, this deal was known as “Project Setter," and is set to open Q4 of 2015.
This is the latest big industrial deal to strike in Phoenix. And like the others before, Tractor Supply also is a build-to-suit – this despite some big box vacancies still in the market. While Bill predicts that some of the deals out there will take over some of the existing industrial spec space, many of the large industrial requirements will go the build-to-suit route as they are either manufacturing in nature or have a unique configuration or infrastructure requirement, he says.
