New suburban multifamily can compete with urban core properties in Phoenix by offering green, walkable communities that introduce "more urban-style living to a historically suburban area," Housing Trust Group CEO Matthew Rieger said. That's the goal for the company's latest development, Aviva, which broke ground recently at 8350 East Baseline Road in Mesa.
The gated community will include 325 one-, two- and three-bedroom units, a clubhouse, a pool and green space. Monthly rents will range from $1,050 to $1,500, also competitive with the urban core.
It's still a good time for new apartment product in Phoenix, Matthew said. “Phoenix is one of the fastest-growing and most dynamic metropolitan areas in the country. Population and job growth has led to pent-up demand for luxurious and environmentally sensitive product."
Aviva will be certified to the National Green Building Standard, with such sustainable elements as dual glazed/high-efficiency windows; weather-sealed insulated doors; Energy Star-rated appliances; low-VOC paints and adhesives; drought-tolerant native plants and low-water-use landscaping; and low-energy-use lighting. Completion is slated for Q3 2018.
