Menashe's Newest Office Building Is A New Kind Of Contemporary
Menashe Properties and North Rim Development are working on a six-story building at Southwest 12th Avenue and Morrison Street. The 60k SF structure will house retail on its first floor and offices on its top five.
The building has been designed to appear white at all times, in stark contrast to the usual contemporary route of sleek black glass. This design will benefit occupants while adding a design element to the structure; the floor-to-ceiling windows on floors two through five will reduce heat gain by 30%, the Portland Business Journal reports.
LRS Architects and Design Department came up with the building’s design. An acute corner created at Southwest 11th and Morrison will project four feet over the sidewalk, creating a covered pathway for pedestrians. Terraces on each level will provide office tenants with an outdoor escape.
Turner Construction has been selected for the project, slated for completion next year. Other contemporary aesthetics include a wraparound balcony on the building’s top floor, bike parking and an enhanced green roof. Occupants will have views of the West Hills and access to shower and locker facilities.
The site had been occupied by a one-story building constructed in 1923, pictured above, demolished to make room for Menashe’s creation, according to Next Portland.
