San Diego-based Pathfinder Partners LLC acquired Copper Creek, a 21-building, 144-unit multifamily community in Tempe, Ariz, from Equity Residential for $16.4M. The value-add property near Arizona State University marks Pathfinder's eighth and largest acquisition in the Phoenix metro to date.

La Jolla Trust and Rose Trust bought the seven-unit Wind N Sea Apartments from California First Property Consultants for just under $2M. The property is located on two parcels at 6520-6526 La Jolla Blvd. Cassidy Turley San Diego's Ray Adams represented the buyer, while Alan and Faye Tassviri repped the seller.

Vista International bought Pacific Pines Village, a 57-unit apartment community in the Talmadge area of San Diego (4355 46th St and 4366-4406 Menlo Ave) for $6.5M or more than $114k/unit. Colliers International's Rita Lancaster-Hannah and RJW Properties' Robert Weinberger repped the sellers: Double RP Investments, AMB Capital, and Blue Corner Capital. KW Commercial's Mark Hughes repped the buyer.

Luxury Auto Body bought a 12k SF industrial building, 9450 Camino Ruiz in San Diego, from Pioneer Real Estate for $1.8M. Cassidy Turley San Diego's Bryce Aberg and Brant Aberg repped both sides.

Peter Tarantino Trust bought a 30k SF industrial building in Chula Vista (796 Energy Way) from CSB Florida CRE Holdings for just over $1.5M. Cassidy Turley San Diego's Darren Mullins, Erik Parker, Kerry Schimpf, and Cameron Czubernat repped the seller. Voit Real Estate Services' Arthur Bleier and Nick Price repped the buyer.
LEASES
Parallel Capital Partners leased nearly 30k SF at Sorrento Pines Business Park, bringing the Sorrento Valley office and industrial complex to 100% leased. Two of the transactions were expansions of existing tenants--Bastyr University and HG Motorsports--which together took nearly 19k SF of additional space. VWR International, a distributor of life sciences and analytical products, signed an 8,000 SF renewal. According to Parallel CEO Matt Root, the leases underscore the area's transformation from a light industrial and suburban office market into a life sciences and high-tech hub. Cassidy Turley represented Parallel in the Bastyr lease and Colliers International's Tom Nicholas repped HG Motorsports.

Halex Corp, which makes flooring installation products, signed a 62k SF lease at 4200 Santa Ana St in Ontario for the relocation of its HQ and West Coast distribution facility. The Saywitz Co's Barry Saywitz repped the tenant, which is moving from Pomona. CBRE's Jim Koening represented the owner, CLP Industrial Properties. Barry also represented transportation company Western Express in a six-year sublease of nearly nine acres of land and buildings at 15521 Slover in Fontana. Sublessor Bowman Distribution, a trucking, distribution, and trailer transportation company, represented itself.

Chenbro Micom (USA) Inc, a global manufacturer and distributor of computer racking products, leased an 89k SF building in Ontario for an expansion of its US HQ. The lease includes an option to purchase the building at 2800 Jurupa St, according to The Saywitz Co's Andrew Herron, who repped the tenant. The seven-year lease is valued at $3M. CBRE's Jim Koenig repped owner Industrial Income trust.

Brookfield Homes leased 8,103 SF of office space at 12265 El Camino Real in a 64-month deal valued at just under $1.8M. Cassidy Turley San Diego's Brett Ward and Michael Cassolato repped the tenant, while JLL's Tony Russell and Bess Wakeman repped landlord Union Investment Real Estate GMBH.

Samuel Hayatt DMD Inc signed a 3,000 SF office lease at 1530 Hilton Head Rd in El Cajon. Cassidy Turley San Diego's Duncan Dodd represented the tenant, while Cushman & Wakefield's Kyle Clark, Kipp Gstettenbauer, and Dan McCarthy repped the landlord, RSD Hilton Head LLC.
EXECUTIVE MOVES
CBRE tapped long-time Marcus & Millichap manager Joe Cesta to lead its Inland Empire region as managing director. He takes over from Kevin Aussef, who was promoted to lead CBRE's Private Capital Group nationally. Most recently, Joe served as M&M's Orange County regional manager, and before that led the firm's Inland Empire office.

BluFi Lending hired Benjamin Lee as branch manager of its newly opened Scripps Ranch office (9909 Mira Mesa Blvd), where the bilingual Korean American mortgage banker plans to offer multi-lingual services.
