Poway Voters To Decide Fate Of Maderas Golf Club’s Proposed Hotel

Poway voters will decide the fate of the Maderas Golf Club’s proposed 240-room hotel on Nov. 8, when they will be asked to approve a zoning change to allow its construction on the Old Coach Road property. Maderas owner Sunroad Enterprises is behind Prop W, which argues the hotel is required to make the high-end golf course financially sustainable, the San Diego Union-Tribune reports.

The hotel would generate tax revenue for the city and provide the city a quality hotel for visitors, project supporters say. Opponents say the measure was put on the ballot last minute with few specific details and voters need more information before deciding how to vote. This project requires voter approval because Prop FF, passed by Poway voters in 1988, mandates any change to the city’s zoning that increases density or intensifies the current use permitted, must be approved by a majority vote of residents.

Even if voters approve the measure, the project still has to go though the city’s routine planning and be approved by the city council. Poway council members voted to place the measure on the ballot, but none have taken a stand on the project. Maderas property zoning allows a golf course, clubhouse and homes that line some of the fairways. Sunroad Enterprises says the project would not exceed 240 rooms or the city’s two-story height limit.
