Carlsbad Village Becoming Dense, Urban

Carlsbad Village is becoming more dense and urban as homes and small businesses, such as auto repair shops, are replaced with multi-story buildings and mixed-use projects. A four-story mixed-use project on a .41-acre site at the corner of State Street and Oak Avenue will soon begin construction to replace seven single-story homes. Approved by city council last year, this project is part of the city’s Village Master Plan that calls for new housing and commercial development around public transportation hubs.

The project includes eight apartments, 13 timeshares on the top three levels and 4,500 SF of ground-level commercial space—a retail business and office lobby, according to the San Diego Union-Tribune. The development will have parking and a car elevator to maximize parking on the small lot. The project is required to provide 53 parking spaces, but only 33 will be on-site. The developer will pay $11,978/space for the city to create 20 off-site spaces. Another 47-unit residential project, State Street Townhomes, is under construction to replace several commercial buildings on a 1.9-acre site. Railyard Lofts, a three-story condo project across the street from The Wave, was recently completed.

The council recently approved another three-story condo project called the Laguna Breeze on Laguna Drive. Last year the city approved the Grand Madison (rendering pictured), a four-story, mixed-use project with apartments, offices and retail. The city also approved Beachwalk at Madison, a two-building, multi-story condo project. Tuscan Office Suites, which includes two two-story office buildings approved in 2014, is under construction on the 2700 block of Jefferson Street in downtown. [SDUT
