Private Investor Pays $3.3M For Oceanside Mixed-Use Asset

Solana Beach investor Robert G. Keilholtz has paid $3.3M for an 18-unit, mixed-use property in Downtown Oceanside. The asset has 10 residential units and eight commercial spaces totaling 11k SF. The sale price represents a per unit price of about $180,600, reports San Diego-based broker ACI Apartments Inc.

Built in 1975, the 17,300 SF building is on a 31,800 SF site at 560 Greenbrier Dr. It is nearby the Crouch Street Sprinter Station, a rail depot that connects passengers to San Diego cities down the coast. It also is nearby Goat Hill Park, the oldest golf course in San Diego County.

The buyer was repped by Kelly O’Connor of ACI, and the sellers, Richard Salkin, Karen Salkin, Beverly M. Holtz and Lois C. Holtz, all of Oceanside, were repped by CBRE senior associate Merrick Matricardi.
