Transwestern recently added more than 5M SF of Bay Area assignments, upping its portfolio in the region to nearly 9M SF.Yesterday, managing SVP Dave Rock filled us in on Transwestern’s plans to expand here.

Among the new assignments, the company won a 3.5M SF portfolio of office, industrial, and retail properties in Marin County, Downtown San Fran, Silicon Valley, and Sacto by Westcore. In addition, USAA has selected Transwestern to provide lease admin and property management for 1.6M-plus SF of industrial in Fairfield.

Transwestern also recently was awarded the 343k SF, Class-A 123 Mission St, part of a nationwide office portfolio the company now manages for Sumitomo. The firm has operated in the Bay Area for years but as a national, full-service firm, Dave says Transwestern’s trying to “pull out all the stops,” picking up real estate through relationships, reputation, and delivery. New offerings: investment sales, landlord leasing, and tenant repping; development’s farther off. (And manning the griddles at Sears is even farther off.)

According to Dave, the Transwestern team excels at quickly getting its arms around the real estate and nearly 100% of the time finds value-add opportunities in energy conservation. And existing service contracts get evaluated for cost, scope, quality of vendor, and overall performance. Dave is also scoring as a parent: last week, he took his youngest off to college. (To get through the withdrawal, it appears he's pretending to help a colleague with her homework.)
