The Giants Select Tishman Speyer As Mission Rock Development Partner

The San Francisco Giants have partnered with Tishman Speyer in a JV to develop Mission Rock, a mixed-use neighborhood near AT&T Park. Tishman Speyer will work alongside the Giants to design, build, lease and program the new neighborhood.

The Giants were previously selected as master developer in 2010 to develop Mission Rock, which is a public-private partnership with the Port of San Francisco and city and county of San Francisco.

The neighborhood is expected to include about 1,400 apartment units with 40% affordable for low- and moderate-income families, 8 acres of parks and open space, up to 1.4M SF of office, 250K SF of retail and local manufacturing space, parking that will serve the ballpark and neighborhood, rehabilitation of historic Pier 48 and public waterfront access and improvements.

Mission Rock is one of several developments along San Francisco’s eastern waterfront in the works. FivePoint is in the process of developing The San Francisco Shipyard and Candlestick Point into 12,000 housing units, over 1M SF of office, waterfront parks and retail. Build Inc. is planning a mixed-use development at India Basin, while Forest City has broken ground on its Pier 70 development.

The Port of San Francisco also has been looking to partner with additional developers to redevelop several finger piers along the Embarcadero.
