150 Van Ness Tops Off, Enters Next Phase Of Construction
Construction crews have completed the cast-in-concrete superstructure at 150 Van Ness and have begun the next phase of construction. The 418-unit luxury apartment project, a partnership between National Real Estate Advisors and Emerald Fund, is scheduled for completion in May. Interior finish work is underway on the first four levels and crews have installed glass on all floors. Terra-cotta panels will complete the structure’s skin. Apartments will begin leasing in winter and 50 will be affordable housing.
The 13-story, 450K SF building will include 9K SF of ground-floor retail and one level of below-grade parking. Amenities include a rooftop terrace, a lap pool, a yoga studio, a golf simulator, a theater room, a three-story fitness center and a basketball court. The building will be GreenPoint rated under the Build It Green Multifamily Building ratings for its efficient use of lighting, water and mechanical systems.
National is developing 150 Van Ness on behalf of the National Electric Benefit Fund in a JV with Emerald Fund. National and Emerald already have completed the conversion of 100 Van Ness, an adjacent former California State Automobile Association office building, into a 420-unit 28-story luxury apartment tower.
