Trulia Headed to 535 Mission?
Trulia is eyeing 535 Mission as its new 100k SF home, which means pre-leasing is back in a big way, Avison Young's Nick Slonek tells us. (Some 40% of the space under construction in S.F. is leased.) The lease would also confirm that some tech companies have not only conquered the “fear” of going vertical but vertical on small floor plates, he says (535's floor plates are about 13k SF). (Tech has conquered its fear of us, but can we get our grandma to conquer her fear of technology?)
The housing stats giant is situated at 116 New Montgomery in 30k SF and is looking to lease about a third of the 27-story building rising in the South Financial District. Trulia is a high-density user, so packing floors with employees isn't anything new. If a tenant wants a chunk of space in a main locale and doesn't care about exposed brick, that's where they should be looking, sources tell us. Owner Boston Properties declined to comment and Trulia did not respond to a request for comment.
