SODO Industrial Project Planned
Pre-leasing is currently underway at Track 6 in Seattle's SODO. The project, to be built on 2.4 acres, will be a Class-A multistory industrial space that includes a four-story 212,516 SF building that would suit businesses in tech, assembly, research and development, engineering, makerspace or light distribution.
The space features dock-high and grade-level loading into forklift-rated elevators. It includes 54K SF floor plates, 24-foot ceiling clear heights on the ground floor and 108 parking stalls. It is being developed by Avenue 55.
“As businesses are being pushed further south from the Downtown core, this project represents the future of Seattle,” Avenue 55 founder and President Joe Blattner said. “It also presents an opportunity to bring an innovative and creative urban industrial solution to the present land-constrained scenario we are experiencing. Track 6 clearly appeals to growing tenant demand in the Puget Sound.”
Nelson, formerly Craft Architects, is the project’s architect of record. Other companies on Track 6 are Sierra Construction and Barghausen Consulting Engineers. Newmark Knight Frank’s Bellevue office Vice Chairman Thad Mallory and Kidder Mathews Executive Vice President Evan Lugar are handling the leasing.
Construction is set to begin later this year and be complete by the fourth quarter of 2020.
