Mixed-Use Development Opens In Sumner
The Main Apartments + Lofts, a seven-building affordable and workforce housing development, opened in Sumner in late March. The 94K SF, 108-unit complex includes 1,529 SF of retail space that is not yet occupied. With views of Mount Rainier, it is within walking distance of the Sumner Sounder Station and downtown Sumner.
This is the first residential development on Main Street in 20 years. To blend in aesthetically, the development includes slanted roofs; open, green space with a parklike feel; and varied height expressions on the facades. It has a brick facade at the street level, which connects with the surrounding historical character of the city.
There are 186 parking stalls, a lounge with a kitchen and TVs, a fitness center, community garden plots, a covered outdoor fireplace, a dog run, covered outdoor barbecues with a kitchen and seating, a package locker system and a woonerf street that allows for parking and pedestrian-friendly community space. A woonerf street is a shared space designed to slow traffic and allow for pedestrians to mingle.
Earler this year, the development received $19.5M in permanent financing by locking in a rate at 75% physical occupancy and 60% economic occupancy. Tarragon LLC is the developer, and Tiscareno Associates is the architect.
