These Hot Projects Will Transform South Bay
Development in the South Bay is booming. Large-scale projects are underway that provide live/work/play environments. Check out a few of the latest projects below.
Santa Clara Square
Irvine Co. is finishing up Phase 2 of the office space at Santa Clara Square, called The Campus @ Santa Clara Square. Three buildings were previously completed and five additional 220K SF buildings will be completed by mid-2017. The office space totals 1.7M SF.
Among the office amenities are The Commons, an open-air gathering spot with casual workspaces, The Commons Café, an outdoor living room, complimentary WiFi, and a fitness center with wellness services at KINETIC. Tenants have the option of using a Lyft ride-share program to get to and from public transit. Initial tenants include Ericsson, Advanced Micro Devices and Cambridge Industries Group.
The site includes the 125K SF Santa Clara Square Marketplace, which opened July 2016, anchored by a Whole Foods. Another 40K SF of retail and services at its "Main Street" will serve as a community center. An 1,800-unit apartment community is underway and offers 30 acres of open space and parks. The entire Santa Clara Square development is on 100 acres.
Santana Row Expansion
Federal Realty Investment Trust’s office expansion at Santana Row in San Jose has attracted significant tech tenants. BroadSoft signed a lease for 33K SF at 3055 Olin Ave. this year and will occupy the space in mid-2017. Other tenants include Experian, Si-Bone and Splunk.
The developer started construction on 700 Santana Row, a 284K SF office building, last November. The new office will provide huge floor plates of 30K SF and 48K SF. The building offers 13-foot ceiling clear heights, a 6K SF rooftop terrace and garden, and a shuttle service that takes office tenants to nearby transit hubs. Build-outs for tenants will be ready by Q3 2018.
Santana Row has 50 shops, 30 restaurants, a 215-room boutique hotel with conference amenities, a 7K SF campus fitness center, two parks, multiple plazas with outdoor seating, 615 apartments and 219 condos.
America Center
After the initial success of its two buildings along Great America Parkway in North San Jose, SteelWave decided to build additional office buildings. The developer will add 452K SF of office across two buildings. The site will include an 800-spot parking structure and a two-story amenities building with a café and fitness center. Construction is expected to be completed by September.
Each of the 225K SF six-story buildings offer large floor plates of over 34K SF and column-free space. The offices will contain View Glass, which will provide users the ability to control their interior environment. The buildings are anticipated to be LEED Gold certified.
Amenities include WiFi and power connectivity throughout the site, a central courtyard with outdoor seating, a central entertainment canopy for large events or small gatherings, a multipurpose sports court, an outdoor olive grove and EV charging stations.
