SummerHill's Master Plan Community To Begin Construction Fall 2017
SummerHill Housing Group plans to develop 27 acres in Santa Clara into a mixed-use master plan community. The new development, dubbed Nuevo, will be within the 65-acre Lawrence Station Area Plan.
The site will include 457 for-sale units, including 120 condo units and six for-sale live/work units. The community includes 537 apartments (including 98 affordable units) and about 40K SF of retail and restaurant space. This will be Santa Clara's largest master planned community since Rivermark.
Woodley Architectural Group designed 41 E-Homes and 114 E-Towns, which were designed to provide higher-density for-sale housing with rooftop decks. E-Homes are elevated and offer detached configurations. Ground floors offer separate flex rooms while second floors contain kitchen, dining and great rooms with balconies. Bedrooms are on the third floor and penthouse floors offer additional bedrooms. E-Towns are a smaller, attached version.
Demolition of aging light industrial facilities on the site is underway. Commercial grading for the apartments is expected this summer. Construction on the apartments is expected to begin in September and be completed in late 2019. Construction on the models for the for-sale housing also will begin in September with a full build-out expected by 2022.
The developer has been working with Santa Clara for three years and assembled land from seven different landowners, according to SummerHill Housing Group president and CEO Robert Freed.
“We anticipate that we will see many young professionals, singles and couples that are looking for a home close to their jobs and close to transit that connects them to Santa Clara and beyond,” Freed said.
Three acres of public parks, a community garden, a 4K SF community center, a dog park, bike-share facilities, outdoor movies and other amenities will be included. The community will have EV charging capabilities.
The apartment community, designed by KTGY Architecture + Planning, will offer amenities such as pools, outdoor barbecue areas, club rooms, fitness centers, business centers, pet grooming facilities and bike storage/repair facilities. KTGY also designed the 120 condo units and the six live/work units. SDG Architects designed the 176 TownFlat units. The developer’s team also includes HMH Engineers and landscape architect R3 Studios.
