Splunk Expands Santana Row Footprint
Splunk is quickly becoming one of the largest tenants at Federal Realty Investment Trust’s Santana Row. The machine data software company just leased 301K SF at the under-construction 700 Santana Row building, the Bay Area News Group reports. It previously leased 235K SF at 500 Santana Row. The 319K SF 700 Santana Row building also will have ground-floor retail.
The eight-story WRNS Studio of San Francisco-designed building has floor plates of 30K SF to 48K SF, 13-foot ceiling heights, a 15K SF rooftop terrace and garden and an open office plan. The building at 700 Santana Row could potentially accommodate up to 1,400 workers.
Splunk joins several tech companies looking toward San Jose to expand. Companies have been moving into San Jose following rapid lease-up of office spaces along the Peninsula. San Jose also offers cheaper rents and large blocks of space under construction.
Broadsoft, Experian and Si-Bone also have offices at Santana Row. Other tech companies have made big moves into large under-construction offices around the city. 8x8 previously leased 162K SF and Roku leased 472K SF at Hunter Storm’s Coleman Highline.
Adobe plans to add a fourth tower next to its Downtown San Jose headquarters. A JV of TMG Partners and Valley Oak Partners is moving forward on plans to build a 1M SF commercial office near Diridon Station that would be close to Google’s future 8M SF transit village.
The mixed-use Santana Row has 50 shops, 30 restaurants, a 215-room hotel, a 7K SF campus fitness center, two parks, plazas with outdoor seating and over 800 multifamily units.
Newmark Knight Frank Executive Vice Presidents Todd Shaffer and Randy Gabrielson, Senior Managing Director Tracey Solari and Executive Managing Director Armand Tiano arranged the lease at 700 Santana Row. Devcon Construction is the general contractor.
