Swire, Mandarin Oriental Plan Two Towers On Exclusive Brickell Key
Swire Properties is partnering with Mandarin Oriental Hotel Group to complete a major development on Brickell Key.
Swire announced plans for a 400-foot-tall hotel and an 800-foot-tall condo tower that would be one of the tallest buildings in Miami. The development will fill the last vacant site on Brickell Key, an exclusive island just southeast of downtown where Swire has been building for more than 40 years.
A podium with more than 100K SF of resort-style amenities will connect the high-rises to create a single development called One Island Drive, according to a release from Miami-based Swire, an affiliate of London-based John Swire & Sons.
The multifamily tower, called The Residences at Mandarin Oriental, Miami, will include 220 private homes ranging in size from two to four bedrooms. The adjacent hotel tower will include 151 guest rooms, 61 private residences and 28 hotel residences.
The hotel tower will replace the current Mandarin Oriental hotel on the island, according to the South Florida Business Journal, which Swire and Hong Kong-based Mandarin Oriental developed in 2000. Swire owns a 75% stake in the property, which will stay open through 2024 before being demolished.
“Twenty-three years ago, Swire and Mandarin Oriental Hotel Group joined forces to open Mandarin Oriental, Miami, forever elevating the level of hospitality in the destination. With One Island Drive we will do it again,” James Riley, the CEO of Mandarin Oriental Hotel Group, said in the release.
The waterfront property is the first residential property to be built on Brickell Key in 15 years, according to the release, and is being marketed as a “beacon of understated luxury” and a “tropical Eden.”
It will include multitiered infinity swimming pools, private cabanas, executive work lounges, private dining rooms with chef kitchens, restaurants, a spa and a fitness center. Pricing starts at $3.5M.
“With One Island Drive, we have taken the last prime waterfront site and created an island sanctuary that will be a destination for connoisseurs of luxurious design, intuitive service, and meticulous craftsmanship,” Swire President Henry Bott said.
Swire is also working with Related Cos. to complete Brickell City Centre on the neighborhood’s mainland. The $1B mixed-use development’s retail and hotel portions have already opened and the developers broke ground in May on the One Brickell City Centre office tower, which promises to be the tallest building in Miami at 1,040 feet tall.
