Design-Build Firm Breaks Into South Florida With Precast Concrete Facility And $120M Apartments
Finfrock, a 76-year-old Central Florida-based design-build firm that specializes in projects for which parking is an integral component, announced Wednesday that it will lead a $120M expansion of the existing Aliro Apartments in North Miami Beach.
Precast building components will be poured at Finfrock's new manufacturing facility, which broke ground this year in Belle Glade, in western Palm Beach County.
Finfrock this year started building its 140K SF manufacturing facility in Belle Glade on 94 acres where the Glades Correctional Institution once stood. The firm has been hiring for some 200 positions and the facility is expected to be operational by the end of this year.
Aliro Apartments, which currently is composed of five buildings with 870 units, is owned by New Jersey-based Optimum Properties. Those buildings will be renovated, and Finfrock will add a 516-unit, nine-story building and a 21K SF amenity building, plus two resident parking structures with more than 1,000 spaces.
The amenity building will have a 2,600 SF clubhouse, a 3,700 SF café and market, 5,500 SF of storage for residents, a 1,800 SF work-from-home lounge and a 3,300 SF fitness area. There will be 3K SF for retail, leasing and a pet spa.
Because the existing units are occupied, the site poses the challenge of building with minimal disruption to residents, Finfrock President Bill Finfrock said in a statement.
“With Finfrock’s unique building solution, most construction will occur off-site at the manufacturing facility so that Aliro residents won't experience heavy site traffic, inconvenient debris or disruptive construction that would typically come with a project of this size,” he said.
Finfrock is handling the roles of architect, structural engineer, precast concrete manufacturer and general contractor for the Aliro job, which is scheduled to break ground in spring of 2022.
