Related Ross Redesigns West Palm Condo Tower As Synagogue Departs Project
The latest luxury West Palm Beach development from billionaire Stephen Ross' Florida development arm is moving forward without its synagogue partner.
Related Ross has redesigned its planned Shorecrest condo tower in West Palm Beach to no longer include ground-floor space for Temple Israel, which owns and occupies the site today.
The temple has since decided to relocate its congregation, according to a release from Related Ross, and the plans for the condo tower have shifted to add more units at a lower starting price.
“After many conversations with Related Ross, Temple Israel decided earlier this year that it was in our best interest to move our congregation to a separate building rather than pursue a space in the base of the Shorecrest condominium,” Marty List, a member of the temple's board of directors and a past co-president, said in a statement provided by Related Ross. “As it stands, Related will build on the front two-thirds of the site and Temple Israel will own and have the option to develop one-third of the western section of the site.”
The 1.8-acre property at 1901 N. Flagler Drive has been home to Temple Israel since 1953 and was renovated in 1992. Related filed its plans for Shorecrest in January, seeking permission for a 26-story building with 140 condos starting at $1.3M, alongside a 21K SF religious facility and preschool at the base of the property, the South Florida Business Journal reported at the time.
Shortly thereafter, the temple's leaders started to reconsider the idea of locating their new house of worship on the ground floor of Related's luxury condo tower. As they explored other options, the developer began pursuing a redesign, engaging with those who had already committed to units and asking them to submit ideas to update the design.
After hearing that input, Related Ross increased the number of units in Shorecrest to 199 and lowered the starting price to less than $1M. Condo developers said at a Bisnow event this week that there is much stronger demand for units below $1M, which is leading to the development of smaller units.
Related Ross also adjusted the property's design to face more toward the water, allowing 90% of residences to have access to water views. The plan also shifted the building's access point and added parking and elevators, according to the release.
The project's units will range from about 1,010 SF to 2,830 SF, and its amenities include a rooftop pool, a private dining room, a game room, spa facilities and a cocktail lounge. The project is expected to break ground in 2026 and deliver in 2028, a Related Ross spokesperson told Bisnow.
The architectural and design teams, consisting of architecture firm Roger Ferris + Partners, interior design team Rottet Studio and landscape designers DSBoca, remain unchanged, according to the release.
“The ability to design Shorecrest to further adhere to our buyer’s wants and needs is a rare opportunity, and the feedback has been truly amazing, resulting in multiple deals from buyers who have been waiting in the wings to choose their perfect home in West Palm Beach,” Bryan Cho, executive vice president of Related Ross, said in a statement.
