H&M Opening 25K SF Store At Brickell City Centre
A two-story H&M store is coming to Brickell City Centre, pushing the mall in Miami’s financial district to full occupancy for the first time since its opening in 2016.
The fast-fashion retailer has signed a lease for more than 25K SF on the north block of the property, developed by Hong Kong-based Swire Properties, the landlord announced Wednesday. A spokesperson said the store is expected to open in late 2024.
Brickell City Centre, a 500K SF mall spanning three blocks at 701 S. Miami Ave., has added 24 new stores since 2020 and has seen foot traffic rise by 21.4%, according to the release. Sales at the development are up 12.9% year-over-year, according to Swire's fourth-quarter statement released last week.
David Martin, senior vice president at Swire, said in a statement that the developer was pleased to welcome “yet another national shopping brand to complement BCC’s tenants that cater to the area’s younger consumer base and tastes.”
“H&M complements our refreshed retail mix and further positions BCC as the foremost retail destination for residents and visitors of Brickell and beyond,” he said.
Brickell City Centre first opened in 2016 as a luxury mall, but Henry Bott, president at Swire running the firm’s U.S. real estate arm, told Bisnow last year that the developer intentionally pivoted the leasing strategy at the property toward lifestyle-focused retailers.
Abercrombie & Fitch opened a 4K SF location at the mall in September, and Gorjana, a jewelry retailer, opened a 900 SF location in November, according to a release. Zara, Levi's and Saks Fifth Avenue also operate shops in the mall.
Motek, an Israeli Mediterranean bistro, opened an 8K SF location two months ago, and Black Tap Craft Burgers & Beer is slated to open a 5K SF restaurant early this year.
Swire is also planning an office tower on the site with New York-based Related Cos. called One Brickell City Centre. Site work for the office tower began in May, and it is slated to be the tallest commercial building in Florida at 1,040 feet.
Just off the mainland, Swire is also partnering with Mandarin Oriental Hotel Group to redevelop the existing Mandarin Oriental hotel on Brickell Key and fill the last vacant site on the island.
The partnership is planning to replace the hotel it first developed in 2000 with a 400-foot-tall hotel and an 800-foot-tall condo tower, connected by a podium with 100K SF of amenities, to create a single project known as One Island Drive.
The 220-unit project is the first condo tower planned on Brickell Key in 15 years. The hotel tower is slated to have 151 rooms, 61 private residences and 28 hotel residences.
“We've been in Brickell since 1979, and we've always been strongly committed to Brickell,” Bott told Bisnow in July. “Now you're seeing us really doubling down on that with these two new projects.”
