4055 Bohannon is a purpose-built, Class-A, single-story life science facility located in the Greater Stanford Life Science Cluster in Menlo Park. 4055 Bohannon offers researchers and executives direct access to top talent, proximity to venture capitalists, convenient commuting via Caltrain or local freeways, and access to robust downtown amenities in Menlo Park, Palo Alto, and Redwood City.
The property has undergone a complete transformation, including significant renovations. A brand-new, re-concepted, architecturally significant exterior enhances the building’s interior workspace, which features 18-foot high-volume spaces filled with natural light from expansive windows and skylights. The space includes hospitality-inspired breakout areas and a fully built-out lab.
New systems and infrastructure include a state-of-the-art HVAC system, MEP systems, a shipping and receiving area, chemical storage rooms, and a new roof. The building’s exterior, inspired by European creative workspaces, features distinctive custom metal cladding and concrete exterior paneling, creating a modern aesthetic. The nearly 40,000-square-foot space was designed with flexibility in mind and can be divided into two suites for smaller tenants.
