4 Delta Industrial Developments to Watch
Delta's seeing loads of investment-grade industrial development, including a whopping 3.5M SF of logistics space proposed or under construction, according to Avison Young. Here are four of the biggest projects on the slate.
1. Tsawwassen Gateway Logistics Centre
Address: 41B & 27B Ave
Developer: GWL Realty Advisors | Healthcare of Ontario Pension Plan Realty
Size: Up to 1.2M SF
Delivery: Q1 2017
Specs: The warehouse is the first of three initial projects at the Tsawwassen First Nation’s 300-acre site (Infrastructure Minister Shirley Bond and Chief Kim Baird are pictured above at right at the groundbreaking). There's also a marine container examination facility and commercial fueling station for trucks en route to Deltaport.
2. Boundary Bay Industrial Park, Phase 2
Address: 2 8181 Churchill St, Delta
Developer: Dayhu Group of Cos
Size: 427.4k SF
Delivery: This fall
Specs: The largest facility of its kind being built in the Lower Mainland, Phase 2 of Dayhu’s flagship project is the region's only industrial building with 36-foot clear ceiling heights (pictured above on-site is Dayhu COO Paul Tilbury). The 440k SF leased at Phase 1 in 2014 helped Delta outperform all other Metro Vancouver markets.
3. Tilbury West Corporate Centre II, Phase 2

Size: 98.5k SF
Delivery: Summer 2015
Specs: The final phase at Tilbury Business Park (Phase 1 of TWCC is shown above), the new facility has 26-foot ceilings and large-bay units that can be combined up to 54k SF. The business centre is close to South Fraser Perimeter Road, a major force driving development in Delta.
4. Delta Link Business Park
Address: 7927 Huston Rd & 7927 River Rd
Developer: Beedie Development Group
Size: Up to 1.5M SF
Availability: Winter 2016
Specs: DLBP, comprising a substantial portion of the eastern half of Tilbury Island on the south arm of the Fraser River, is a stone’s throw from South Fraser Perimeter Road and Deltaport. It’s a sizable swathe, but a drop in the bucket for Beedie, Western Canada’s largest private industrial landlord, with over 800 acres of land holdings.
