6 Big NoVa Projects!
Summer still means humidity and tourists. But in Northern Virginia, you can add one more expectation: the arrival of several big projects. (Let's hope their AC holds up.) Here are six you should know:
1. Notch 8
Where: Potomac Yards
Who: JBG and MRP
Project size: 253 residential units and street-level Giant Food with internal Starbucks.
Pre-leasing will start mid-summer at Notch 8 at Potomac Yards, site of a new Metro station in 2018 and many other in-progress developments. (If you're waiting on the platform now, your train is only 1,555,200 minutes away.) Notch 8—its name comes from a railroad term—is caddy-corner to The Alric, which delivered last fall and is already 65% leased. JBG says the Notch 8 has indoor and outdoor lounges, a game room, a fitness center with an on-site trainer, fire pit, grilling stations, a pool and hammocks.
2. The Parker at Huntington Metro
Where: Huntington neighborhood of Alexandria
Who: MRP Residential
Project size: 360 luxury apartment homes.
Pre-leasing on The Parker, 60 yards from the Huntington metro station, starts in June. The $80M project will be managed by Bozzuto, and rents are being finalized. MRP principal John Begert says it’s one of two buildings on the site, and they’ll be connected by an above-grade parking garage. (A blatant attempt to lure Woodward and Bernstein?) The project has access to the Carlyle and Old Town sections of Alexandria, and Yellow Line Metro access to Braddock, Crystal City and Reagan.
3. Verde Point
Where: 2145 Lee Hwy, Arlington
Who: McCaffrey Interests and Bergmann’s Inc
Project size: Two acres
This $80M project is a redevelopment of a former Bergmann’s dry cleaning facility in Courthouse. Delivering this summer will be two buildings of 200 luxury apartments and townhome flats, with 41 unique floor plans, a 14k SF Mom’s Organic Market (a first in the county) and a three-level parking garage. Leasing started this month, and move-ins will start in June.
4. Southpoint Business Center
Where: 7086 Wellington Rd, Manassas
Who: Corporate Office Properties Trust
Project size: Two 150k SF shell buildings
COPT announced in February that it signed long-term leases with a subsidiary of an “investment grade” Fortune 500 company to deliver two 150k SF shell buildings on this piece of land COPT recently purchased in Manassas at the Southpoint Business Center. Construction started in March, with lease start dates expected this summer or later in the year.
5. Commonwealth Center (Topgolf)
Where: Ashburn
Who: Peterson Cos
Project size: 1.2M SF
Peterson Cos retail president Taylor Chess told us at our Loudoun County event in December that Commonwealth Center still has work to do, but the project will at least deliver the much-anticipated Topgolf piece this summer. Its 1.2M SF of mixed-use also includes retail, dining, office and a hotel. It’s strategically located at the busy intersection of Route 7 and Loudoun County Parkway, where 30,000 cars pass daily, and across from another large mixed-use project—One Loudoun.
6. Dulles Landing
Where: Route 50 and Loudoun County Parkway
Who: Beatty Management Co
Project size: 88 acres
Dulles Landing was the vision of the late real estate developer Guy Beatty, center, with son John and Loudoun Supervisor Janet Clarke at the groundbreaking over two years ago. The $100M retail center will feature a Walmart, T.J. Maxx, Michael’s and several others. Phase 2 will include spaces for recreation and family activities.
