Smaller Condos the Way to Go?
Looking for a new condo in DC? According to Linowes & Blocher's Steve Dube, don't overlook smaller condo properties. He says buildings with 10 to 30 units offer an affordable price point for young and first-time home buyers: "You don't have to spend $1M to get a nice place" in the condo market. Steve's seen the trend work in niche submarkets like along Rhode Island and Georgia avenues and Columbia Heights, where he helped client Madison Investments on a condo conversion for 1020 Monroe St, which sold out in less than five months. But, he adds, to drive sales, developers must include high-end finishes and a modern, clean look.
