In The Works: The Southeast Riverfront's Top Three Upcoming Projects
The Agora
Developer: WC Smith
Details: Packed full of sweet luxury amenities, The Agora is a three-building, 1,150-unit project built to attract the mix of young professionals and empty nesters moving to urban residential markets.
The 336 luxury-unit building at 800 New Jersey Ave will perch on top of a 35k SF Whole Foods—which is perfect, as the building holds its own demonstration kitchen.
The building's 429-unit neighbor, Park Chelsea, plans to open this year, outfitted with a full-sized indoor lap pool, connected to a locker room, steam rooms and a yoga studio.
Rounding out the amenity-filled residential trio is a third residential space to be delivered in 2018, this one outfitted with its own full-court basketball court.
Dock 79
Developer: MRP Realty, Florida Rock Properties
Details: The first phase of this project, a 305-unit luxury apartment building (rendered above) will open this year and extend the river esplanade Forest City Washington started at The Yards.
The second phase of the project will likely start once the first phase has delivered and is partially stabilized. According to Riverfront local blog JDLand, Phase 2 will be a 13-story, 282-unit residential building. The third and fourth phases won't be built until the new Douglass Bridge is complete, but meantime a temporary use for the land is in the works.
The Yards
Developer: Forest City Washington
Details: This massive 5.5M SF mixed-use project has several parts still in the pipeline—it already houses over a dozen restaurants, and the award-winning, waterfront Yards Park, along with several residential communities.
The mixed-use Parcel O will have a 138-unit condo project by PN Hoffman, 190-rental project by Forest City, and 16,700 SF of retail, and got underway in Q1 '16.
The Yards at DC Water will contain 600 residential units along with retail, and is also set to break ground as early as this year.
All told, The Yards will include 2,700 apartments, 1.8M SF of office space and 300k SF of retail, restaurants and services.
