FOR LEASE: 10285 Lakefront, A New Office Building Attracting Top Medical Groups To Columbia, Maryland
Welcome to 10285 Lakefront, a brand-new, 86K SF medical office building on Lake Kittamaqundi in the heart of Columbia, Maryland’s second-largest city. Just a mile from Johns Hopkins Howard County Medical Center, the new building offers a top-tier environment for medical companies looking to extend their reach into the Columbia community.
10285 Lakefront and the Lakefront neighborhood are an integral part of Howard Hughes Holdings’ master plan for the city. The Downtown Columbia plan is a 30-year, $5B initiative that aims to deliver on city founder James Rouse’s vision that Columbia be a “city in the garden” — a place where people can live, work and play in a lively, diverse ecosystem. The plan is to transform Columbia into a vibrant, walkable city with ample residential, office, hotel, retail and public spaces.
Columbia has consistently ranked as one of the top places to live and work in the U.S. It was named the safest city in the country from 2018 to 2022, among the top five U.S. cities to raise a family and No. 1 in best cities for jobs in 2022, according to WalletHub.
ABOUT THE ASSET |
As part of Howard Hughes’ commitment to delivering a green and sustainable future, 10285 was built with the goal of achieving LEED Gold certification and features a fully electric design. There is no outdoor irrigation, which cuts down on water consumption, and it has an enhanced indoor environment promoting health and wellness with expansive lake views.
The four-story, 86K SF building had already leased 50% of its space prior to opening, thanks to demand in the market for trophy medical office product. Howard Hughes signed new leases at 10285 Lakefront with ENTAA Care, a member of Johns Hopkins Regional Physicians, and Prime Facial Plastic Surgery, which took 12,200 SF and 5K SF, respectively. These two tenants join the Orthopaedic Associates of Central Maryland and Chesapeake Medical Imaging.
ABOUT THE NEIGHBORHOOD |
The Lakefront neighborhood offers tenants access to nature, cultural events and activities, top-notch dining options and more.
Located next to Whole Foods, 10285 Lakefront features outdoor gathering spaces, a public terrace offering expansive lake views, and direct access to the Howard County walking trail system. In the building's immediate vicinity are restaurants Sushi Sono and The Collective, which features coastal fare restaurant Offshore and entertainment venue Encore. Tenants can step out and enjoy the comfort and relaxation of Bailey Park and Kittamaqundi Fountain, as well as easy access to public events in the community.
As part of its commitment to public art and culture, Howard Hughes has unveiled The Duet, a duo of sculptures created by University of Maryland professor and abstract artist Foon Sham. The works sit on the new terrace at 10285 Lakefront for tenants, employees and the public to enjoy.
There is more to Columbia than the Lakefront neighborhood, however. Merriweather District is a short walk away with places to live, eat and shop. Located around Color Burst Park, a green space with events for the public, there are dozens of dining destinations in the neighborhood, including Banditos, Medium Rare, Busboys & Poets and Smashing Grapes.
Merriweather District has more than 800 brand-new apartments. Juniper and Marlow offer desirable amenities, and combined with the nearby M Flats and Metropolitan, they provide abundant, modern housing opportunities for tenants and their employees.
Merriweather Post Pavilion, one of the nation’s top amphitheaters, sits around the corner from the Lakefront District and remains one of the region's top attractions. The venue hosts dozens of concerts annually, with this year's lineup including Hootie & The Blowfish, Alanis Morissette, Dierks Bentley, The Killers, Maggie Rogers, Anderson .Paak and Imagine Dragons.
Columbia is home to 107,000 people and conveniently located between Baltimore and Washington, D.C., making it ideally situated for large corporations, startups and businesses of all sizes. Columbia’s important industries include healthcare, scientific and educational services. While it benefits from its proximity to these major cities, Columbia is its own self-sufficient ecosystem, creating tremendous opportunities for those who live and work there.
