Massive Metro-Adjacent Loudoun Site, Once Envisioned As 'International City,' Sells To Data Center Builder
A 280-acre piece of land near the future Loudoun Gateway Silver Line station, previously planned to be a 14M SF mixed-use development, has just sold to a data center developer.
New York-based Sentinel Data Centers acquired the Washington Dulles Gateway site for $82.5M in a deal that closed Friday, the Washington Business Journal reports.
H. Chris Antigone once envisioned the site becoming a 14M SF "International City" with a convention center, hotels, office and retail. It had also been eyed as a potential future stadium site for Washington's NFL team. A judge in 2016 removed Antigone from his management position following lawsuits claiming he had spent hundreds of thousands of dollars without the necessary approval.
Jay Taustin, the son of Antigone's original partner, retained JLL in early 2017 to market the property for sale. It had been in talks with data center developer QTS Realty Trust, but that deal fell through. Sentinel has not announced its exact plans for the property, but a new data center facility would add to Loudoun County's rapidly growing market.
A data center project would also frustrate Antigone and others who would prefer to see development with a more active mix of uses for a large site near a Metro station. Antigone has told Bisnow he blames the county's zoning process for his inability to move forward with a mixed-use project on the site.
