Bisnow Scoop: 14-Story Hotel/Apartment Building Coming to K Street
A previously quiet condo developer is about to make a very loud entrance into the DC hotel market. Habte Sequar is preparing to submit plans for a 14-story building at the corner of 4th and K streets NW.
The first 11 floors would be a 200-key hotel, and the top three would be 30 apartments. It’s a unique proposition in DC—hotel with apartments or condos on top are commonplace in Manhattan—and one that hopes to capitalize on the undersupply of DC’s hotel market. PGN Architects and Gordon & Greenberg are designing the project, which will have plans submitted to the BZA this week.
Sequar is forming a new company, Lima Hotels, to develop the project and is still looking for a hotel flag and management company. Sequar has completed four condo projects in DC, including The Aston at 1634 14th St NW. He's also under construction on his biggest condo building to date: 50 condos at 1215 K St NE, in a building called Havana.
