Capitol Riverfront Site Eyed For 900-Unit Development With A Food Hall

A major new development could be coming to the eastern edge of the Capitol Riverfront neighborhood.

Felice Development Group filed an application with the Zoning Commission for a 900-unit project with 45K SF of retail on the 3-acre site at 1333 M St. SE, UrbanTurf reports

The property sits on the Anacostia Riverfront, two blocks east of the I-695 freeway. It last sold for $21M in 2017 to Florida-based Crescent Heights, which had planned its own development. Felice Development has not closed on the acquisition of the land, according to deed records. 

The application calls for three connected buildings reaching as high as 130 feet. The first building would feature 294 units, the second would have 529 units and the third would have 77. 

The developer says it aims to fill much of the retail space with a food hall, and the project would have a pedestrian promenade and green space fronting the river. The project would have two below-grade levels of parking with 168 vehicular spaces and 280 bicycle spaces. GTM Architects designed the development.

Arlington-based Felice Development has partnered on projects including JBG Smith's Atlantic Plumbing Parcel C in Shaw and Stonebridge's Carlyle Crossing in Alexandria, according to its website. It was founded by 23-year construction industry veteran Rick Felice.
