Guardian Partners Proposes 3-Building Project With 200-Foot Office Tower Near Pike & Rose
A new proposal calls for building a 200-foot office tower and two senior housing buildings near North Bethesda's Pike & Rose development.
Guardian Realty LLC submitted a plan to the Montgomery County Planning Department this month to construct the three-building development on a 7-acre site at 6000 Executive Blvd., Bethesda Magazine reports.
The site currently features a seven-story, 1970s-era office building where Guardian Realty is headquartered. Guardian owns over 25 properties in the D.C.-Baltimore region, largely office assets. Its plan would keep the existing structure in the center of the site and construct three buildings, plus an urban plaza and green space, around it.
The first phase of its plan calls for constructing a six-story, 131-unit senior housing building to the south of the existing office building. Guardian would then build a larger active-adult complex up to 150 feet tall with 233 units. The third phase would be a 200-foot-tall office building at the corner of Old Georgetown Road and Executive Boulevard.
The developer said it designed the office tower as a "heroic building," using glass, shapes and setbacks to give it a visual appeal worthy of its prominent location. The planning staff will review the proposal before presenting it to the planning board.
