North Shaw Mixed-Use Project Preparing For June Delivery
The developers of a six-story apartment building nearing delivery on the northern edge of the Shaw neighborhood have unveiled the project's branding with new renderings and details about its units and amenities.
Trellis House, from Gateway Investment Partners and RISE, includes 319 apartments and 11,500 SF of retail at 2323 Sherman Ave. NW with an expected June delivery.
The developers signed a ground lease with Howard University for the site and broke ground in June 2016. EagleBank financed the project and CBG Building Co. is its general contractor.
No retailers have signed onto the project yet, but Gateway Managing Principal Charles Frazier said the project has gotten interest from health and wellness companies and food and beverage users.
The project features studios, one-bedrooms, two-bedrooms and two-level townhouse-style units ranging from 425 SF to 1,218 SF. The outdoor amenities include a 12K SF courtyard with a pool, fireplaces and grilling stations and a rooftop observation deck with views of the U.S. Capitol. It also features a test kitchen that will host cooking demonstrations and events, and a two-level fitness center and yoga studio totaling 2,300 SF. Additionally, it has a co-working-style business area with five private offices, one conference room, eight hot desks and a lounge.
The building sits roughly a half-mile north of the Shaw-Howard University Metro station and just one block north of the site where MRP Realty and JBG Smith broke ground in November on their Whole Foods-anchored, mixed-use project at 965 Florida Ave. NW. Directly to the east of the site is the public baseball field named after Maury Wills, a legendary Los Angeles Dodgers player who grew up in D.C. and attended Cardozo High School.
"We see it as the epicenter as the Shaw neighborhood gravitates to that U Street-Florida Avenue intersection," Frazier said. "We think that with the park as a major outdoor feature and, of course, the pending Whole Foods, we think we're probably in one of the most ideal locations, while not being in a high-traffic area."
