Mixed-Use Building Planned For Site Of Capitol Hill Garden Center
A plan to redevelop two adjacent Capitol Hill sites into 121 multifamily units and 5,500 SF of retail could break ground next year.
The developer, Bethesda-based Sassan Gharai Architects, presented the plans to community members Thursday night, Urban Turf reports.
The site is home to Frager's Garden Center at 1234 Pennsylvania Ave SE (above), and an adjacent pre-Civil War shotgun house at 1229 E St SE.
The garden center will be replaced with a four-story, 119-unit mixed-use development with 5,500 SF of retail. The shotgun house will be constructed into a two-unit flat, pending Historic Preservation Review Board approval.
The four-story apartment building will include a fitness center, wading pool, game room and 21 underground parking spaces. The plan still needs to go through the HPRB, the Capitol Hill Restoration Society, the DC Department of Transportation and Department of Consumer Affairs, as well as the ANC 6B planning, zoning and transportation committee.
SGA principal Sassan Gharai told Urban Turf he hopes to break ground on the project next spring. Just two blocks away, Frager's Hardware, under the same ownership as the garden center, is being redeveloped into 30 to 40 condo units by Perseus Realty and Javelin 19. [UT]
