Suburbs Or City, The Meridian Group Knows Mixed-Use
There is no formula for vibrant, mixed-use development, whether in the suburbs or the city.
The Meridian Group has marquee mixed-use projects in the works in both DC’s East End and in Tysons.
The Boro, an office, retail and residential complex on more than 18 acres near the Greensboro Metro station in the Tysons Corner area, will bring the kind of 24/7 energy seen in much of the District to one of NoVa’s fastest-growing submarkets.
“Tysons is among the largest office districts in the region, and we think The Boro will help make it one of the top live/work/play hubs, too," Meridian Group vice president Tom Boylan said.
In 2015, Whole Foods signed on to take about 70K SF at The Boro, giving the grocer its largest footprint in the DC metro area.
“Whole Foods saw the potential,” Boylan said.
The project’s first phase alone gives a sense of that potential. Expected to be complete in 2019, it will include nearly 700 residential units, 260K SF of retail space and approximately 500K SF of office space, including Tegna’s new home in Boro Tower.
When fully built out, The Boro will total more than 1,500 residential units, nearly 2M SF of office space, 316K SF of retail and 250K SF of hotels.
In the District’s East End, Meridian is developing Anthem Row, a trophy office and retail development at 800 K St. NW totaling about 470k SF.
Located directly across from Apple’s proposed flagship store, at the historic Carnegie Library, Anthem Row has already signed Equinox to operate a 34K SF luxury fitness club that will help bolster the neighborhood’s round-the-clock feel.
Flanking the new lobby of 700 K St. will be new, expansive retail space on the corners of 7th and 8th streets and extending down a pedestrian promenade. This pedestrian-centered space will be lined with new planters, pavers, benches, street lights and outdoor seating areas.
