IBG, Willco Residential Plan 54-Unit Georgetown Condo Building
A new Georgetown development in the early stages of planning would bring a 60-foot-tall condo building below the Whitehurst Freeway and next to the Francis Scott Key Bridge.
IBG Partners and Willco Residential are partnering with architecture firm BBGM to design the 54-unit condo building at 3401 Water St NW, Urban Turf reports.
The project would partially demolish the two-story warehouses (above), restore the exterior shell and add four stories plus a penthouse level. The one- and two-bedroom units would range from 958 to 2,063 SF.
The plan still has to pass through the Old Georgetown Board and the Historic Preservation Review Board and has no guarantee of success in what is a notoriously tough neighborhood for getting development approval. Georgetown does have some residential development in its pipeline, with The Levy Group redeveloping the West Heating Plant into 70 Four Seasons Condos, although that development is also at the mercy of various regulatory and community groups.
