Owner Of 1940s-Era Southeast D.C. Apartments Plans 90-Unit Redevelopment
The Meadow Green Courts Apartments, a 53-building community with 461 units in Southeast D.C.'s Fort Dupont Park neighborhood, is entering the second phase of a major redevelopment.
The property's owner has filed plans with the Board of Zoning Adjustments to raze seven of the buildings, totaling 43 units, to make way for a new 90-unit apartment building, Curbed reports.
Nonprofit organization Turnaround Inc., the owner of the 1940s-era apartment community, is working with E&G Group, Wiencek +Associates, Wiles Mensch Corp. and Landscape Architecture bureau on the project. The community sits on 13 acres at the intersection of Minnesota Avenue SE and East Capitol Street, just across the bridge from RFK Stadium and about one mile from the Benning Road Metro station.
The proposal calls for 63 of the 90 units to be set aside as affordable for those making up to 60% of the area median income. The units would consist of 34 one-bedrooms, 45 two-bedrooms and 11 three-bedrooms ranging from 540 SF to 1,190 SF. It would also include a two-level, underground parking garage with 51 spaces for cars and 35 for bikes.
The development team is working on the project's first phase, the demolition of three buildings to make way for a 60-unit affordable building, expected to deliver later this year. The proposal said the team plans to file a planned-unit development application for later phases to increase the density and develop the remaining lots on the site.
