Rendering Reveal: Perseus' Plans For Frager's Hardware Redevelopment
New renderings have been revealed for a redevelopment project from Perseus Realty and Javelin19 on Capitol Hill.
The project, known as 1101 Penn, is on Pennsylvania Avenue SE at the site of Frager’s, which was devastated by a fire in 2013. Perseus and Javelin19 closed on the site late last year, and have plans for a by-right development that will need the green light from the Historic Preservation Review Board, Urban Turf reports. The new renderings give us a peek into the development team's plans to transform the site into a modern retail and residential combo.
Plans call for between 30 and 40 condos, the majority of which will be two- and three-bedroom units, and a return of Frager’s Hardware, which has signed on for a 25-year lease. Plans for two additional retail spaces have not been finalized for the development, which was designed by Hickock Cole Architects and will include 35 underground parking spaces.
No timeline has been set for the project, but the development team discussed plans with the community at a Thursday night meeting. The site is not too far from a planned residential development from Insight Property group, which would see up to 160 new residential units spring up on the 1300 block of East Street SE. [UT]
