Ruben And Related File Plans, Unveil Renderings For Phase 2 Of One Hill South
After delivering its One Hill South project near Nationals Park earlier this year, the partnership of Ruben Cos. and Related Cos. is moving forward with Phase 2.
The development team filed plans with the Zoning Commission for a 300-unit development at 950 South Capitol St. SE, Urban Turf reports.
Designed by Eric Colbert & Associates and Morris Adjmi Architects, the 130-foot-tall building would be connected to One Hill South with a two-way private drive. The plans for Phase 2 do not include retail, but the first phase had 25K SF of it on the ground level. The first residents moved into One Hill South in March.
The first phase delivered amid a year of record apartment deliveries for the District, with the Capitol Riverfront welcoming more units than any other neighborhood. But Ruben Cos. CEO Richard Ruben said at a Bisnow event in July he does not expect that same level of competition for the next phase.
"In three years when we deliver [Phase 2], we're going to be saying, 'remember when there was so much supply around here? Now you can't find anything,'" Ruben said. "So I'm very bullish about the supply and demand in the neighborhood.
