In The Works: 3 New Developments Coming To East End

1. Plaza West

A new development in Mount Vernon Triangle provides affordable living options for D.C.’s low-income residents. The 223-unit development, branded as Plaza West, is located at 307 K St. NW and officially opened in September.

Plaza West is not your run-of-the-mill affordable housing development. It differentiates itself by offering apartments designated specifically for grandfamilies, or households where grandparents raise their grandchildren. Fifty of the units are reserved for families who make between 30% and 40% of the area median income. The remaining units are available to families making between 50% and 60% AMI, Curbed reported.

The Plaza West development has been years in the making. In 2005, land for the development was transferred to Golden Rule Plaza Inc., a nonprofit developer and affiliate of Bible Way Church. The project officially broke ground in June 2016, led by Mayor Muriel Bowser, Ward 6 Councilman Charles Allen and several church leaders. 

"This is a neighborhood that is going through a lot of change," Allen told the Washington City Paper. "If we want to be the type of city we want to be proud of, it takes an active intentionality ... This is the type of housing that helps us deliver on and grow the type of city we all support."

2. SLS Hotel

There is a renaissance of luxury hotel development coming to D.C., and the planned SLS Hotel at 901 Fifth St. NW is the latest example. The 176-room hotel will be built adjacent to 45-unit condo building and 10K SF of retail, Bisnow reported.

Japanese restaurant Katsuya will open in the building, and the lobby will feature a cocktail bar. The hotel is being developed by Peebles Corp. and will be the first SLS-branded hotel in the district. 

"The next wave to D.C. is the high-end, luxury, lifestyle hotels that have the capability of competing for a much broader demographic,” Peebles Corp. founder and CEO Don Peebles said to Bisnow. "Business leaders and political leaders will find the luxury lifestyle hotels attractive."

3. 1000 F St. NW

Douglas Development recently completed construction on an office building at 1000 F St. NW. The 93K SF complex features 7K SF of ground-floor retail with tenants like Sephora and GRK, a fast-casual Greek eatery. 

The building’s location, just five blocks from the White House and a short distance from several government complexes, is expected to attract companies to the space.
