Look Out For New Developments On The Rise In Southeast D.C.

1) MRP Realty and Taylor Adams Associates are partnering to build an affordable housing development near the Anacostia Metro station. The development will consist of 112 one- to three-bedroom units as well as 3,800 SF of retail space. The project is set to be completed by Q4 2022.   

2) In January, Standard Real Estate Investments, Trammell Crow and NHT Communities joined forces to launch a mixed-use development near the Congress Heights Metro station. Trammell Crow will head the development of 240K SF of office space, which is projected to be built by 2024. NHT will be in charge of building the 179 units that will be designated affordable for people earning between 30% and 80% of area median income. The project is aiming for a Q2 2025 finish.

3) Concord Communities, the Washington, D.C.-based affordable housing arm of developer Lowe, has added the Stanton Glenn apartment building to its portfolio for $39.5M. Concord is investing $18M into structural improvements on the 379-unit building, which consists of one- to four-bedroom apartments, as well as upgrades to its units and communal spaces. The building, at 3048 Stanton Road SE, is near the Garfield Heights neighborhood.

4) After a years-long approval process, work has begun on the Barry Farm redevelopment on Firth Sterling Avenue SE and Eaton Road SE, UrbanTurf reports. The project is set to provide 900 one- to six-bedroom units for people in various income brackets. Also included in the development is retail space totaling 40K SF. 

5) Work has begun on the next phase of the Skyland Town Center development, which is on the cross between Naylor and Good Hope roads SE and Alabama Avenue. Within the development’s 130K SF of retail is the first D.C. location of a Lidl grocery store. W.C. Smith and Rappaport have partnered to bring in both commercial and retail units. Building Bridges Across the River, an arts and culture nonprofit, is creating an arts walk on Naylor Road to go with it.

6) The site of the former Fletcher-Johnson Middle School, permanently closed since 2011, is set to be transformed into a mixed-use development. The project is planned to encompass 15 acres, with 817 units in a mix of rentals and for-sale units. Discussions are ongoing regarding the new development’s impact on the area’s current residents.
